Cempaka is Banjarbaru's largest and greenest district, stretching from Sungai Tiung and Bangkal to Palam and Sungai Paring, with a much more rural feel than Landasan Ulin or the city centre. For decades it has been known for traditional diamond panning at Pumpung and Ujung Murung, where the legendary Trisakti Diamond was found in 1965. Cempaka now also carries a new identity as the site of South Kalimantan's Provincial Office Complex in the Palam area, which is gradually reshaping the district.
Because land here is among the most affordable in the city, many residents choose to self-build on kavling far larger than what's typical in Landasan Ulin or the city centre. Subsidised type-36 homes are still available, though in smaller numbers than Landasan Ulin, while fresh demand is emerging from civil servants who want to live near the Provincial Office Complex in Palam, even though ready-built estate options nearby remain limited and are growing only gradually.
In terms of terrain, Cempaka's land is mostly higher ground with gravelly, sandy soil, remnants of the same ancient riverbed that holds its diamonds, so it's nothing like Banjarmasin's swamp or parts of Landasan Ulin. What's worth watching instead is land history: some spots near Sungai Tiung or Pumpung were once traditional panning grounds, so the soil may be backfilled over old diggings. Before building, ask the local RT about the land's history and check soil compaction, not just what the surface looks like.
With land and local building materials relatively cheap, many Cempaka families build in stages, buying a large kavling first and putting up the house as budget allows. It's also a good time to buy before infrastructure around the Provincial Office Complex matures and pushes both land prices and construction costs higher.
Vorneo Property's team understands Cempaka's distinct character, from large self-build kavling to the subsidised homes on offer. We can accompany your site visit, help simulate KPR, and check certificate legality. If you want to sell a home in Cempaka, start on WhatsApp, no upfront fees.
Common Questions
How much does a house cost in Cempaka?
Simple homes on spacious kavling generally run Rp150 million to Rp350 million, while the limited stock of subsidised type-36 homes runs Rp140 million to Rp190 million. Contact us for the latest options.
Is it safe to build a house on former diamond-panning ground?
It can be, as long as the land's history is clear and the ground has settled. Ask the local RT whether the site was ever dug up, and check soil compaction before building, especially near Sungai Tiung and Pumpung.
Why are homes in Cempaka cheaper than in Landasan Ulin?
Mainly because its land prices are much lower and the area still has a rural feel with infrastructure less developed than Landasan Ulin. That said, it also means far more land for the same budget.
Does being near the Provincial Office Complex help?
Potentially. Demand from civil servants wanting to live close to their offices is starting to emerge, though ready-built estate options nearby remain limited and are likely to develop gradually over the coming years.
